Septic & wastewater system cost in Melbourne's outer suburbs (2026 guide)

If your block isn't connected to mains sewer — common across Yarra Ranges, Mornington Peninsula, Macedon and parts of Cardinia — you need an on-site wastewater system. The good news: modern systems are quieter, smaller and lower-maintenance than the concrete tanks of 20 years ago. The catch: pricing varies hugely depending on soil, slope and council.

Here's the real 2026 cost to install, replace or upgrade a septic / aerated wastewater treatment system around Melbourne.

The three system types you'll be quoted

Conventional septic + absorption trench. Cheapest option. Two-chamber tank with effluent gravity-fed to absorption or evapo-transpiration trenches. Best for sandy/loamy soils with room.

AWTS (Aerated Wastewater Treatment System). Treats effluent to a high enough standard for surface or sub-surface irrigation. Required by most councils for clay soils, smaller blocks and slopes.

Sand filter / wetland systems. Used where soil testing fails for both conventional and AWTS. Higher cost but very long life.

Typical 2026 install costs (full system)

System type Typical 2026 price Best for
Conventional septic + trench $10,500 – $16,500 Sandy soil, larger blocks
Standard AWTS (5-person) $14,500 – $22,500 Clay soils, sloped blocks
    AWTS (10-person, dual) $22,000 – $34,000 Larger homes, B&Bs
Sand filter system $26,000 – $42,000 Failed perc tests
Replacement only (existing tank) $8,500 – $14,000 Tank renewal, same trenches

Pre-install costs you must budget for

Land Capability Assessment (LCA). Required by every council. Performed by an environmental consultant. $1,400–$2,800.

Council permit. Permit to Install a Septic Tank — fees vary by council, typically $580–$1,250.

Soil testing & perc test. Often bundled with the LCA.

Engineering for steep blocks. If your slope exceeds 15%, expect an engineering report.

    Ongoing costs

AWTS systems require quarterly servicing by a licensed servicer ($220–$380/quarter) and effluent reporting to council. Conventional septics need pump-out every 3–5 years ($380–$650).

Replacement vs repair: when to upgrade

If your existing tank is leaking, undersized for current bedroom count, or your trenches are saturated and surfacing, repair rarely makes sense. Most councils now require an upgrade to AWTS on replacement, even if your old system was conventional.

    Frequently asked

    Q. Can I install it myself?

No — installation must be by a licensed plumber, and the council must inspect before backfill.

    Q. How long does the whole process take?

From LCA to commissioning, allow 8–14 weeks. The plumbing install itself is 3–5 days.

    Q. Will I smell it?

A correctly vented modern system is undetectable from inside the house. AWTS systems have a small low-noise blower.
